Selling an Inherited House As-Is: What to Expect
Inheriting a house often comes with more than memories: property taxes, insurance, utilities, and repairs that keep adding up while you decide what to do.
Why some heirs sell as-is
- No repairs or clean-out. You can leave behind furniture and belongings you don't want.
- No showings. One walkthrough instead of weeks of strangers in the home.
- A set closing date. Useful when several family members need to agree on a timeline.
Questions to ask any cash buyer
- Is the offer in writing, and what fees (if any) come out of it?
- Will you close on the purchase, or might you assign the contract to another buyer?
- Which title company will handle closing?
A reputable buyer will answer all three clearly. In Texas, if a buyer may assign the contract, they must tell you in writing.
Before you sign
Make sure you have the legal authority to sell. Depending on the estate, that may require probate or an heirship affidavit. A local real estate attorney can tell you what applies to your situation.
